Check out the averages for VFL park Waverley. Well over a decade a go it easily averaged over 30k per game. And guess what!:

- no train access, only busses and cars
- 25 kms from the CBD
- no free transport
- in the middle of a rain belt. Commonly called arctic park because it was pretty much always cold and wet. It also had limited undercover seating
- nowhere near any shops or restaurants
